The Vail Real Estate market continues churning out record real estate transaction and volume numbers month after month

April and May real estate sales volume in the Vail Valley has once again reached an all time high with April being the largest transaction volume month ever in the history of Vail Valley real estate sales.  375 units were transacted in the month of April 2005 which surpassed the earlier 1999 record of 358 units sold.

Property values rise in Vail, some even over 50% in a year

The Vail Valley real estate market has seen significant growth in the past year.  2004 was a banner year, setting new records for residential sales volume with $2.225 billion.  As a whole, sales prices for properties in the Vail Valley grew at about 16%, with specific pockets returning over 50%! 

One such locale was the Vail Racquet Club.  In the beginning of 2004, one bedroom units sold for under $200,000, or close to $300/sq. ft.  Currently, one bedroom units are selling for over $300,000, or about $500/sq. ft.  What a difference a year makes!  (2 and 3 bedroom units showed similar results.)

Just across I-70 from Lionshead, the Sun Vail condominiums sit next to the pedestrian bridge.  These units have also seen a jump in price, averaging over 20% in one year.  And with Lionshead slated for major redevelopment, the happy valley looks poised for another great year in 2005.

2005 Vail Real Estate sales once again surpass 2004 totals

Vail’s January real estate sales have surpassed numbers from January of 2004 by 111%. More impressively, January 2004 was up from 2003 159%. 2004 was ear-marked as the year in which the largest volume and number of units sold in the history of Vail real estate ($2.225 billion in total sales). Based upon January’s sales volume and the brisk activity we are seeing this ski season, I expect to see 2005 coming close to or eclipsing these record totals. Vail Valley Real Estate Trends are driven by micro-markets in our community; which Vail Valley area is next to see mega appreciation?

In a fast appreciating resort real estate market like we have in the Vail Valley, it is sometimes difficult to predict future real estate appreciation trends.  Because there is such a wide pricing array of property choices in most Vail areas and appreciation can be influenced by a few buyers “not caring what they pay”, past Vail Valley appreciation is hard to track.  Sometimes condominiums seem like they appreciate twenty to thirty percent overnight.

However, after fifteen years as a licensed and very active vail real estate broker, i have come to notice some distinct patterns in our microcosmic vail real estate markets that can help guesstimate real estate price spurts in other subdivisions within Eagle County.

Most obviously is the driving force of the Vail and Beaver Creek ski areas; there is no doubt that when ski-in/ski-out and base area Village properties become scarce and prices increase, the appreciation effect reverberates to other communities in Eagle County.  However, prior to this, there are other remote subdivision indicators that can have an effect on limited inventory in the ski and village areas.

For instance, one of the more interesting trends I have noticed countless times is the market value synergy between East Vail and Lionshead.  When the difference in price for a like kind property in these two areas exceeds more than fifty percent difference; Lionshead being a base ski Village area and the more expensive of the two; you can first expect to see a surge in price in East Vail followed by a second surge in Lionshead with the stabilizing difference falling between thrity and forty percent.

Another newer trend i have noticed is between Eagle Ranch and Edwards.  Eagle Ranch is a new development and new construction pricing is somewhat determined by the developer.  As the prices in Eagle Ranch have risen, prices for likekind property in Edwards have increased on a similar percentage basis.

So your thinking that’s great but:  “Which Vail Valley area is next to see mega appreciation?” 

First the disclosure:  I do not sell investments; I sell real estate; any opinions expressed here are only opinions and are not meant for evaluation of a real estate purchase.

The answer:  Watch for Cordillera Valley Club prices to surge this coming summer.  In addition, the nicer Wildridge homes should also move up in price over the next year.  Although Minturn has seen some fairly high appreciation rates in the past six months, a big big new development proposal currently under review should continue to move prices up in this area.

Of course, if i was perfect with my picks, i wouldn’t be writing this article; in fact, i am still a partner in a Cordillera Summit lot that we have not been able to sell for the price we bought at going on five years now.

2004 Year End and December Vail Real Esate Stats

The 2004 Vail Valley real estate volume ended in a bang with the month of December setting yet another single month record with $280,046,400.00 in real estate volume. This surpassed the previous all time record set in September by forty million dollars.

For the entire year, transaction volume was up 127% with dollar volume up 151% from last year. The total dollar volume for 2004 reached a record 2.3 billion dollars of real estate sold in Eagle County.

Over the past many years, ski towns throughout the United States and Canada have enjoyed these increased second home buying trends. Among those is the Vail Valley which has become a leader in resort architecture and amenity. With this, the popularity of second homes in the valley has soared to an all time intrinsic and monetary high.

The Vail Valley has enjoyed its success for several reasons, the first and foremost being the natural setting of the ski areas. Those who have traveled extensively in the Rocky Mountains know that the climate, the elevations, the wildlife, the recreational opportunities and the snowfall are second to none. This, coupled with an extensive amenity package and advanced infrastructure has allowed the Vail Valley to evolve from the tiny ski area along Highway 6 thirty years ago to a mega resort with the highest level of services.

The on-mountain conveniences, topography and continued terrain expansions has made Vail and Beaver Creek two of the best ski areas in North America. The Beaver Creek Ski Area has especially helped the local real estate market branch into a luxury home market exposing more affluent individuals, their family and friends to the valley.

Another constant factor of importance is the scarce amount of developable land in the area. The Vail and Eagle River Valleys are surrounded by billions of acres of State and National Forest areas with only a tiny sliver of private land running down the Interstate 70 corridor. The increasing scarcity of vacant developable parcels parallels what we have seen in resort beachfront communities. There are only so many beach front properties available and once the demand outweighs the supply, prices tend to rise sharply.

Scarcity of land has already been a factor in the Vail real estate market where the Town of Vail proper estimates that ninety-eight percent of available land has already been developed. As a result, we are currently witnessing the re-development of residences in several areas in the Town of Vail being offered at record setting asking prices.

The good news is that as the Vail Valley has grown west ward, several new real estate offerings have become available; down valley, you can find a myriad of condominiums, duplexes and single-family homes that will fit most individual’s particular needs.

As far as statistics go, it looks like 2004 will be an all time record year eclipsing the 2000 totals. Through September, the number of transactions is up 135% and the dollar volume is up 156% over last years totals. This is not surprising as the Northwest Colorado Council of Governments reports appreciation of properties in resort markets to be far above national averages. In fact, in the last ten years, the Vail Valley has seen average appreciation of approximately twenty percent per year!

Clearly, the Vail Valley will continue to grow and be considered one of the best resort areas to live and own a second home. Moreover, research suggests that the next several years could be one of the more lucrative times to enter the second home market in the Vail Valley.

Statistics and Demographics affecting Resort Real Estate and Second Homes

More frequently in the United States and Internationally, people are spending their free time away from where they live and are choosing to purchase second homes in recreational and resort communities for this pursuit. As technology has changed the real estate business and other industries, it too has made it easier to get away for a few days and still stay in touch with the office. Empty Nesters are downsizing their primary residences and are purchasing second homes for their extended family retreats while Baby Boomers are coming of second home buying age. In fact, during the next sixteen years, over 80 million Baby Boomers will reach their prime second home buying age according to the National Association of Realtors (NAR). With the changing economic times, those who have made money in other investments are now diversifying their portfolio with second home purchases. And most recently, in times of international security uncertainty, families have grown closer and are not traveling abroad, but looking for safe gathering places that these second home and resort communities offer.

Vacation ownership has attracted the interest of Wall Street and the participation of most major hospitality companies, such as Hyatt, Hilton and Marriott; as well as luxury hoteliers like Ritz Carlton, Four Seasons, and Rosewood Resorts. In addition, large companies, such as Intrawest, American Ski Company, Hines Group and Vail Resorts have been purchasing multiple ski mountains and resort areas whereas most recreational areas in the past have been operated by individual entrepreneurs. These large development companies always look at real estate development potential first when considering a purchase.

The vacation home market is the fastest growing segment of real estate on a percentage basis and currently accounts for 8.2% percent of the national housing stock. The American Resort Development Association (ARDA) said it expects even more pressure on resort property and vacation buying through the next twenty years as more Baby Boomers start looking for second homes. Right in line with the leading edge of the Baby Boomers and fostered by a strong economy as well as capital gains tax reform, the increase in second home ownership has increased dramatically in the last few years with over 6.4 million second homes owned today, up 27.5% from 1995 according to NAR. Peter Frances, founder of American Demographics and a consumer forecaster, suggests that the number of second homes could reach 9.8 million by 2010.

Nearly eighty percent of second homebuyers are married and the median age of the second homebuyer is 43, only four years older that the primary homebuyer. Others suggest that the peak buying years for second homes will soon be closer to 52 years of age or five years after an individual’s peak spending years. The first Baby Boomers are poised to turn 57 and as this largest single population group of 86 million begins to retire, a new wave of vacation extended family buyer has started to emerge. NAR forecasts that the demographic impact alone from large number of people in their forties and fifties entering the second home market will add 100,000 to 150,000 second home housing starts each year for the next ten years.

The number of elite purchasers in this second home buying market is increasing at a substantial rate. The baby boomers are already known as the wealthiest group in history. But in addition, more money is being made today by young people that at any other time in history. Echo boomers have already been seen infiltrating the second home market, many choosing to make their vacation home a place where they spend a majority of their time. These generations will become even wealthier as it is predicted that over 12 trillion dollars will be inherited in the next twenty years.

It is obvious that the demand for luxury homes in prestigious locations is increasing and it will be where buyers will spend their real estate dollar. Amenities such as golf, skiing, water and mountains are of great importance along with a natural and less populated setting. The most commonly mentioned dominant buying motives are family and privacy. It is not only where one can easily enjoy family and friends company, but it must also be a place to get away from the hustle and bustle. Today, quality of life has become as important as career success.

Another rapidly developing trend in this new time of erupting international crisis is that urban dwellers are showing an increased interest in second homes. “We are starting to see more urgency and people accelerating their plans for second home ownership.”, mentions John Helmering, Managing Broker of Gateway Land and Development, a real estate company in the Vail Valley.

Three factors that have encouraged this are: people are traveling domestically more frequently and internationally less; a reassessments of values and more concern for family and friends; and a more security conscious buyer looking for their safe haven in small towns that are less vulnerable to the international urban threats.

A new look for a great East Vail neighborhood

As Vail Mountain closed for another great year, Booth Creek Townhomes started undergoing a major renovation.  This fantastic cluster of 35 townhouses is located just one mile west of the East Vail I-70 exit.  Situated to the north of I-70, and just west of Booth Creek, these 3 bedroom units bask in the morning and afternoon sun.  With breathtaking views of the Gore Range, the Vail Golf Course, and Vail Mountain, the homeowners decided it was time for a little updating of the aging exteriors.

As with many older projects in Vail, including the Vail Racquet Club, time had exerted itself and the elements had taken their toll.  It was time for a major "sprucing up", almost a complete overhaul to the exteriors of the buildings.  New fire retardant materials are being utilized as each unit gets new siding, new decks, new metal caps on the chimneys and entryways, new stucco on the chimneys, and more rock-work will be added as well.  (The project is slated to finish in early July.)  Property values have jumped in East Vail as of late, and remodels like this one only add to the property’s worth.

Rich history and wonderful location combine in Minturn.

The historic town of Minturn is much more than just a "stop out of the way" between Vail and Avon. Located on Highway 24, along the banks of the Eagle River, Minturn has retained its eclectic personality: in turn bustling and quiet, friendly and glorious. The town was created in 1887 with the arrival of the Rio Grande Rail Road tracks and incorporated in 1904. Minturn received it’s name from a railroad executive, Charles Minturn. Ironically, Mr. Minturn never saw the town which he named after himself. Before the tracks of the Rio Grande were laid, Minturn was a stop for mountain men and fur trappers during the 1830’s. Explorer Charles Fremont even visited the tiny town in 1845 while traveling to Mexico.

After gold was discovered in Colorado, fortune hunters rallied to small towns in search of fortune. In the 1880s and early 1990s Minturn was strictly a railroad town, providing a much needed link to the west enabling miners and prospectors to transport their loads of gold, silver, lead and ore.

Although the turntable and roundhouse are all but a memory, the Turntable restaurant salutes the days when the train made the town, with a miniature train set that runs on a track above the restaurant’s booths.

While the glory days of mining did not last, this small town managed to survive by adapting itself to the times. A trip to the Vail Valley is not complete without a stop or two in Minturn. Small shops and galleries line Main Street, offering shoppers everything from boots to antiques. Some of the valley’s most enjoyable and lively restaurants can also be found along Main Street.

During the summer the waters of Minturn come to life with kayak races and competitions and during the fall evenings, the sweet sound of jazz fills the air during the Minturn Jazz Festival. Even the animals enjoy this natural setting - during the winter, herds of Elk can be seen grazing on Minturn’s hillside. The town’s flavor and personality will appeal to the young and especially to the young at heart.

Possibly the most alpine and intimate of the Vail Valley’s communities, East Vail hugs the Gore Range at the bottom of Vail Pass. Strictly a residential neighborhood, it is a favorite of longtime locals and second-home owners. The appeal of East Vail is easy to understand- snow blankets its forest in winter, the tip of the valley frames awe inspiring Gore Rance views and the summers errupt with spectacular wildflowers and rushing waterfalls. The cold, snowy winter may linger a little longer than in most of the valley, but the blossoms brought forth by spring are a sweet reward. Some say that when you live in East Vail, you know you’re in the mountains. East Vail is an easy stopping point for visiting front range skiers on their way to the slopes and the free Town of Vail bus system makes commuting to Vail a snap.

Developer Bobby Ginn’s request to annex 5300 hundred acres into the Town of Minturn for a resort development that will include a private ski area and golf course moves forward

The talk in Minturn, Colorado these days is the annexation of a 5300 acre piece of property located just south of the existing town for a resort community that will consist of eight hundred residences, a private ski area and golf course.

Because of the lands proximity to the back side of Vail ski area, this property was the battle ground for a ten year ownership dispute between Gilman Mining Company and an entity held by Vail Resorts, Turkey Creek Partners.  Eventually Gilman Mining Company was victorious in the suit and was awarded the property.  They then sold it to Florida developer, Bobby Ginn.  Since the purchase, he has been on the fast track with development plans for 800 plus residences, a private ski area and a golf course.

The project is not without challenges as part of the property includes a once superfund clean-up site from mine tailing pollution and there are several mines that still exist on the property that will have to be secured.

There is also the challenge of annexation into the Town of Minturn which could take eighteen months to two years.  This will mean the town and developers will both have to increase local staffs for the dozens of meetings that are forcasted during this process.

The outlook, however, is favorable and the interest in tax and resort tourism revenues generated by the project, severe.  So severe, that the Eagle County Commissioners have already offered their expertise for a piece of these revenues…"gee, thanks guys".  Minturn will most likely decide to proceed with the annexation without help from the county…and will do just fine as the mining town has always been scrupulous in their decision making.

The project itself promises to be a winner as the demand for more exclusive resort locations close to the Town of Vail has reached an all time high. Also, having personally hiked the Turkey Creek, Battle Mountain, Gilman and Tigawon terrain, I can personally attest to the natural ruggedness and beauty of this north facing mountain side.  The views to the Sawatch Range and Holy Cross Mountain are right in your face and their are down valley views to Beaver Creek and beyond.  You also have canyon views to the Eagle River located over a thousand feet below…quite dramatic.
